If seller's legal circumstances require his closing attorney to do more work than what's generally considered standard and customary real estate closing service and charges the seller more than $300 in legal fees, than Illinois Star, Ltd. REALTORS shall not be liable for payment of any amount in access of $300. In other words, the amount of $300 is the maximum dollar amount of Illinois Star, Ltd. REALTORS liability for payment of our client's closing attorney legal fee.

What is MLS and why should you list your home with a REALTOR®?

The Multiple Listing Service (MLS) is a private online database for REALTORS®. The MLS is the most powerful tool for marketing residential property. However, direct access to the MLS is not available to the public. Only licensed REALTORS® can input their clients' property listings into the MLS database. The MLS is the first place that REALTORS® go to search for properties. When your property is placed in the MLS, all REALTORS® in your region have instant access to your property's information.

At present, Chicagoland's MLS system, "MRED" (Mid West Real Estate Data), has several thousand of participating REALTORS®. Nationwide, over 90% of residential properties sell through the MLS systems. A real estate brokerage placing your listing in the MLS can also direct the MLS system to share information about your home with hundreds of real estate web sites such as Realtor.com, trulia.com, google.com, yahoo.com, aol.com, msn.com, chicagotribune.com, dailyherald.com, etc.

Homes usually do not sell by themselves. If a house does sell on its own/or by owner, usually the owner gives it away for less than its market value. REALTORS® can help you receive the full market value of your home. If you list your home with us online, you will only pay a discounted listing fee starting at $99 and you will receive services similar to those you would receive from any other REALTORS®. We will not charge you a 6% commission. When your home sells, you will only have to pay one-half of that to compensate the buyer's REALTOR® / Brokerage firm.

To illustrate your savings, suppose your home sells for $200,000. If you agreed to pay your REALTOR® a 6% commission, the amount due at closing would equal $12,000. When you list your home for sale online with us, you will pay a discounted listing fee, starting at $99, and when your property sells, you will only have to pay a $6,000 commission at the time of closing. If your home does not sell, you will have only paid a small listing fee and you will owe no commission.

Additionally, you can cancel your listing at any time, for any reason, with no questions asked. All of our listing plans include the minimum service required by Illinois law. In addition to our online listing service, we offer a full range of residential real estate sales service levels. Changing your online listing service to any other service level is also possible at any time during the term of your online listing agreement with us. If you choose to do so, we will fully refund your online listing fee at the time of closing. Simply put, you cannot go wrong with listing your home for sale online with Illinois Star, Ltd. MINIMUM REAL ESTATE BROKERAGE SERVICES REQUIRED BY ILLINOIS LAW.
Pursuant to the Illinois Real Estate License Act of 2000 (265 ILCS 454/1 et seq.), as amended, Broker, through the Designated Agent, must provide to Seller, at a minimum, the following services:
(a) accept delivery of and present to Seller offers and counteroffers to buy, sell, lease or otherwise transfer any interest in the Property or any portion thereof;
(b) assist Seller in developing, communicating, negotiating and presenting offers, counteroffers and notices that relate to the offers and counteroffers until a lease or purchase agreement is fully executed and all contingencies are satisfied or waived; and
(c) answer Seller's questions relating to the offers, counteroffers, notices and contingencies.
